Embassy Developments Limited (EDL) was initially incorporated as Indiabulls Real Estate Limited in 2006. Effective June 20, 2024, the Company changed the name to Equinox India Developments Limited and again changed it to Embassy Developments Limited effective from February 13, 2025. EDL forms part of the Embassy Group, a diversified business conglomerate led by Mr. Jitendra Virwani, Chairman and Promoter, and Mr. Aditya Virwani, Managing Director and Promoter, with a leadership in the real estate sector.
The Company is one of India's leading real estate developers, specializing in the construction and development of residential, commercial, and Special Economic Zone (SEZ) projects across Indian cities. EDL operations cover acquisition and development of land and buildings in India and abroad, participation in joint ventures and foreign collaborations and construction of townships, markets, offices, apartments, houses, shops, warehouses, factories, and other infrastructure.
Apart from this, the Company undertakes leasing, renting, property management, and acts as real estate agent and property dealer. In addition, it engages in related civil, structural, and infrastructure works such as roads, bridges, drainage, water supply, power plants, and other allied facilities, including preparation of plans, designs, and estimates for such projects.
During 2024-25, NAM Estates Private Limited got merged with the Company, making the Scheme effective on January 24, 2025. Pursuant to the effectiveness of the Scheme, Company has allotted 60,91,05,999 Fully Paid-Up Equity Shares having the Face value of Rs 2/- each of the Company to the shareholders of NAM Estates Private Limited.
During FY 2025-26, the Company strengthened its residential portfolio with the launch of marquee developments across Bengaluru and the
Mumbai Metropolitan Region (MMR), serving across premium apartments, luxury villas and plotted developments such as Embassy Greenshore, Embassy Verde Phase II, Embassy Paradiso, Embassy Eden, Embassy Citadel and many more.
The Company acquired 100% equity shares of Squadron Developers Limited (SDL), making it a wholly owned subsidiary of the Company with
effect from June 26, 2025. The land parcel of 8.8 acres, comprising a plotted residential project of ~0.21 msft area has been launched in North Bengaluru during 2026.
